Recovering Usable Land Through Engineering & Investigation — Complex Retaining Wall Project in Wheelers Hill

In residential construction, some of the most valuable outcomes are achieved not through surface-level finishes, but through deep technical investigation, engineering coordination, and strategic problem solving before the home itself is even constructed.

One of our recent projects in Wheelers Hill involved a highly complex retaining wall and site optimisation challenge where careful investigation ultimately allowed the client to recover and utilise a significant portion of land that was originally believed to be unusable.

At DE WALKERS, this project became a strong example of how engineering knowledge, construction experience, and detailed due diligence can dramatically improve the outcome of a development.

A Significant Site Constraint

The property involved substantial retaining requirements, with retaining walls reaching close to three metres in height.

Due to the site conditions and the neighbouring properties surrounding the allotment, the retaining system required an extremely high level of accuracy, supervision, and quality control throughout both design and construction phases.

Originally, the retaining wall arrangement was expected to remain approximately 4.5 metres away from the rear boundary due to the existence of a three-metre easement located along the back of the property.

This would have resulted in:

  • Significant wasted land
  • Reduced backyard usability
  • Reduced functional outdoor space
  • Design limitations for the overall project

 

For most projects, this condition may simply have been accepted as a permanent limitation of the site.

However, after conducting detailed investigations into the property history and council information, a very different picture began to emerge.

Discovering an Abandoned Easement

Through extensive research and investigation, it was identified that the rear easement servicing this estate had effectively been abandoned many years earlier.

The original underground drainage infrastructure associated with the easement — including old clay pipe systems located deep beneath the site — was no longer active or functioning as part of the current drainage network.

Further investigations confirmed:

  • The infrastructure had been abandoned for decades
  • The easement was no longer serving its original purpose
  • Existing underground conditions differed significantly from historical assumptions

 

This discovery became a critical turning point in the project.

Instead of automatically surrendering a large section of valuable land, we were able to work through the appropriate channels to investigate whether the space could legally and practically be utilised.

Following the required processes, approvals, and engineering considerations, the project successfully progressed with a revised approach that allowed the retaining system and usable site area to extend significantly further than originally anticipated.

The result was the recovery of a substantial piece of land that would otherwise have remained permanently unusable.

Precision Construction & Retaining Wall Quality Control

Given the scale and importance of the retaining system, the construction process itself was managed with an extremely high level of supervision and quality assurance.

Every major stage of the retaining wall installation was closely monitored, including:

  • Supervised excavation of every borehole
  • Inspection of borehole cleanliness and integrity
  • Verification of spacing between bored piers
  • Continuous verticality checks during installation
  • Supervised concrete pours
  • Drainage installation inspections
  • Careful placement of agi pipes
  • Controlled installation of pumped scoria behind retaining elements

 

Rather than relying on inconsistent backfilling methods, scoria materials were placed using controlled pumping methods to achieve more reliable compaction and drainage consistency throughout the retaining system.

Attention was also placed on ensuring no loose material remained within boreholes prior to concrete placement, helping maintain structural integrity and long-term performance.

Careful Site Management Around Neighbouring Properties

Projects involving deep excavation and high retaining walls require not only technical accuracy, but also careful management of surrounding properties and site relationships.

Throughout the project:

  • Site cuts were carefully staged and managed
  • Batter stability was closely monitored
  • Excavation sequencing was planned strategically
  • Neighbouring property impacts were minimised

 

Importantly, the project maintained strong cooperation and communication with surrounding neighbours throughout the construction process, which contributed significantly to the smooth progression of the works.
